Collaton St. Mary

Thrive have collaborated with Cavanna Homes with the Full Planning Application for 100 high-quality homes in Collaton St. Mary, East Devon.

Designed with the local community in mind, the project aims to create a pleasant, secure, and attractive environment for residents and visitors to Collaton St. Mary. To achieve these aims, a bespoke design approach was applied to both the site layout, houses, and flats. Situated on a 1 in 8 gradient, the site’s ground conditions  would also not tolerate excessive piling. The approach therefore was to work with the gradient to create a design characteristic of Devon, where building on sloping sites is common and avoids an ‘over-engineered’ solution.

Therefore, the roads and development parcels were designed to follow the natural contours. 90% of the buildings are bespoke split-level designs so the changes in level are ‘hidden’ inside the structure of the house. In addition, the design now integrates better with the natural topography, placing emphasis on landscaping, and green infrastructure to enhance the streets and spaces.

The CGI below illustrates how the focal point of the amenity green space, located at the centre of the site, lies at the northern end of a natural valley that culminates at the River Dart Estuary.

The design was presented to the South West Regional Design Review Panel, which provided useful advice on several promising aspects of the scheme. These included responding to the neighbouring Listed Buildings and Heritage Assets, the wider landscape and making the most of south facing views. The design also enables a new and safe cycleway and footway link to the residential area of Paignton for pupils attending the nearby St Mary C of E School.
