Planning approval has been granted for 229 new apartments at the site on Newbury Racecourse, on behalf of David Wilson Homes. Thrive Architects were brought in to redesign an initially approved scheme, transforming it from flats exceeding seven storeys into a development of no more than four storeys, constructed using a timber frame.
The revised application at the Newbury Racecourse remains sympathetic to the original design, which posed many challenges for timber frame construction, given that the initial design used reinforced concrete. The proposal aligns with the previously approved plans regarding access and the main access road. It provides a vernacular response to this new part of Newbury while maintaining consistency with the already completed phases. Vehicular access to the site will be via the B3421 bridge over the railway, connecting with Hambridge Road to the north.
Thrive Architects worked diligently with the client and a timber frame specialist to ensure the design approach met the necessary technical details. The collaborative efforts were crucial in overcoming challenges and ensuring the integrity of the design. The client was highly satisfied with the outcome and expressed appreciation for the work required to bring this project to fruition. This application not only meets the necessary planning requirements but also upholds the aesthetic and functional standards set by the previous phases of the development.
The success of this project reflects the careful planning and execution by all parties involved, demonstrating a commitment to creating a sustainable and cohesive community within the Newbury Racecourse development. The transition from a high-rise concept to a lower, timber-framed structure required innovative thinking and precise technical adjustments, underscoring the adaptability and expertise of Thrive Architects. The project’s approval marks a significant milestone in the ongoing development of the area and promises a well-integrated addition to the existing residential landscape.
