Thrive designed a masterplan for a sustainable urban extension to the west of Truro. Approved in Spring 2014, the scheme comprised significant green infrastructure and included a site for a new stadium for Cornwall (Cornish Pirates Rugby Club), 1,500 new homes, employment, retail, Primary School, Care Home, multi-functional green infrastructure and a Park & Ride expansion.
At the heart of the masterplan is a Green Route which runs east to west along existing field lanes and boundaries connecting to the Coosebean Link, Royal Cornwall Hospital and Cornwall College. The road layout and residential parcels were carefully designed to follow the contours of the sloping site and avoid large amounts of earthworks.
Character areas included a stadium square which formed a civic space for the stadium and a mixed-use local centre with high density flats and mews houses above shops. Away from the local centre lower density housing gave the streets and lanes a character that drew on the residential qualities of Truro.
